Deciding to sell your property in Spain is an important decision that requires time and advice, especially if you have not gone through the process before.

We have put together a list with our advise of what to be aware of and take into account that we hope will be helpful to you as a seller and explain how we may be of service to you in this process.
The first thing is naturally to assess the property for sale. We will, together with you, determine and agree on a sales price that is based on the market value at the time.
Taken into account will be the condition, location and size of your property as well as any other factors that may be of relevance to your specific property. You as a seller most likely already have an idea of how much your property is worth but it is important to be aware of what the market trends are indicating in order to arrive at the correct pricing.
Also if you wish to price your property to sell quick or have time to wait for the right buyer could factor in to the determination of the selling price. It is important that we make sure that you have all the necessary documents for to be able to sell your property, and that these documents are up to date and without irregularities.

- Title deeds
- First license occupation.
- IBI (annual property tax), community fees, garbage fees
We will discuss with you how to best present your home for marketing purposes. Our advice is to not under estimate the impact of having attractive and professional photos that present your property to its absolute best and so stand out amongst other similar properties on the market. We will provide a professional photographer to maximise this effect.
If you wish we can also provide a decorating service of a professional interior designer who decorates your property for the sole purpose of visual effect, so called Homestaging.
We have access to every relevant national marketing portal in Spain and will also feature your property with all our Scandinavian collaborators. Having built up an extensive network of local and international contacts through out the years additionally gives us the advantage of personal marketing and referrals, and
of course we also make use of all social media market sources in order to do so.
If your property fits the criteria of any of our client watch list, (our existing clients who are searching for a property), those will be notified that we have found a suitable object.
When we have a client interested in your property, we book and organise the viewings. If the interested party is not in Spain, we can arrange to do virtual viewings with them. If the potential buyer offers you a price you are not happy with, we will go through the whole negotiation process until it is accepted by both buyer and vendor to everybody’s satisfaction.
If you do not have a trusted lawyer, we will be happy to introduce you to our law firm with whom we have a long running collaboration. Our advise is to make sure that you have a lawyer that specializes in real estate procedures, has experience and can communicate in more than one language.
When it comes to all the legal documents in order to finalize the sale, we always keep in close contact with the legal departments involved in order for everything to be as smooth as possible.
